Where we lend

Straight answers on where Ease Mortgage can help, and the licenses behind the work. Home loans and business-purpose investor loans follow different rules, so they are covered separately below.

Owner-occupied home loans

Florida

Home loans for a house you will live in — your primary residence or a second home — are available in Florida. This includes FHA, VA, conventional, refinance, and construction financing for owner-occupied property. If your home is outside Florida, reach out anyway and MaryAnn will point you in the right direction where she can.

Business-purpose investor loans

Business-purpose financing for investment property — DSCR, fix and flip, bridge, ground-up construction, and commercial or multifamily loans — is available in most states, with four exceptions. Arizona, California, Idaho, and Minnesota require a broker license that is not part of our current footprint, so business-purpose loans are not offered there at this time.

We do not publish a state count or a coverage map at launch. Availability depends on the program, the lender, and the specifics of the deal, so the most reliable answer is a short conversation.

If your property is in Arizona, California, Idaho, or Minnesota

For business-purpose loans in these four states, self-service quoting is not offered. If you reach out about a deal in one of them, MaryAnn can refer you to a licensed partner where possible rather than quote it directly.
